Want to do a cash out refinance and secure a lower rate. Most lenders are swamped with volume and even bank rate isn’t showing recommended rates anymore.

Does anyone have a recommended lender for low rates? Thank you!

Hi Kevin (and all Mike’s) how does the cash receipt book work? Do we both essentially sign that I paid them for services rendered- So I keep a copy?

And in terms of the 1099 - do I need to be providing these to a handyman every time they complete work? Seems time consuming and or may lead to confusion on their end.

So the majority of all of the contractors or people I hire to help at my rental I pay in cash because they don’t accept credit card or check and they don’t have an EIN. Another example is cleaning ladies and or painters.

Can I still deduct their labor cost on my taxes? I’ve recently started making them create receipts for me, but when reading IRS tax code it appears that if they don’t have an EIN I’m apparently out of luck

Can someone please opine on how they handle this?

What white color is your favorite for trim and baseboard?

I used Alabaster by SW earlier and it wasn’t quite white enough.

Current place has a beige that is too dark. Would like a paint that is lighter beige/tan. It would be okay if there is hints of grey too, but certainly don’t want something overly gray.

What recommendations do you guys have?

What are you guys all using for software? Between:

1) Cozy

2) Tellus

3) RentRedi

4) TenantCloud

5) Buildium

The list is extensive. I want something that produces easy to read financial statements, ability to collect rent, blocks partial payments and is easy to use. Having access via mobile is an added plus.

So I have pergo outlast in one of my rentals and I love it with the exception of how loud it is. Enter my curiosity on luxury vinyl plank.

Now in browsing some of the luxury vinyl planks it appears that although they are 100% waterproof they scratch very easy

Do you guys have a brand you recommend? Would like something that looks nice but is very resistant to scratching
