Sorry to hear Melanie. Bummer for sure. No advice on how to fight back, but might help with your credit. If your balance is under 50% of the credit limit your FICO score will increase. Might try asking for credit line increase on that card or transfer some or half of the $6k to another card. Having 3 or 4 separate credit cards with 30% of line used up looks a lot better to a bank and better for your fico than one maxed out credit card. Hope all works out in the end.

@Sarah Wheeler do you know of a good PM in Akron Ohio area? Thank you.

Trying to accomplish: Increase the appraised value of a resent SFH purchase so I can refinance at a higher value.

Question: The home purchased lists 3 bed 1 bath. Up stairs on the third floor is a large finished attic room with two windows(no closet no door to the entrance). If I add a closet, would this room be considered a true bed room in turn changing the home to a 4 bed 1 bath?

Or would I need to add a closet and a entry door at the top of the stairs to close off the room?

Thank you!

I am attempting to increase my homes value 5% in order to refinance to remove the PMI. If I can prove 12 months of rental income from my basement tenant, is it likely that will increase the value during the appraisal? $375k value last appraisal. $600 month rental income for past 3 years. Last appraisal I never mentioned it to the bank or the appraiser. Thank you!! Christian

I like it! Motivating. Did the $10k reno to the apartments pay for itself with increased property value? I have a duplex that I am on the fence about putting $7k + into a reno to increase the upstairs rent/property value. This is fun!

Seeking an investor friendly realtor in Akron that is ready to work quickly with me to find a duplex. Cash ready, pre-approval letter done, ready to move if the numbers make sense.

Also looking for a recommendation for a property manager. I have two companies that have provided quotes, looking for 3rd or 4th option.

Thank you.

Out of state investor. Several listings on MLS only have one picture. Realtor unwilling to view the property alone. Besides flying out to the state, or waiting on the inspection, or using WeGoLook.com does anyone have a suggestion? Thank you.

Are there suggestions for viewing a home in another state if the agent is not willing to complete a walk thru of the property that I am interested in? I can fly down or wait on the inspection which is costly but an investment. I have also heard of www.WeGoLook.com but they only take pictures of the exterior. Can I ask for more information about the property from the listing agent. Any suggestions on how to approach the listing agent? Thank you. Christian
