I would say lock in a good rate with multiple properties. Also keep in mind that if you invest in homes as rentals you will be getting $0 per month when its vacant. If you invest in in multifamily properties you should always have money coming in due to having multiple tenants.

Type "we buy houses" in Craigslist for your local area. Any of those buyers will be cash buyers.

@Joe Ortiz Did you end up settling on a number? I know this was a while ago, but incase someone has the same question I would like to put my thoughts into this discussion.

The first thing you should do is call the city building & safety to check if they have any concerns or codes that they will require when you build. Some codes will not work in your favor. For example. There was an empty lot that we were going to by and after talking to the city they said that since the property was less than 300 feet from the sewer line, We had to connect to the sewer instead of using a septic. In this area, prices were coming back to 20-30k just to connect to the sewer. Always do your homework when buying empty lots.

The best thing to do is visit their website and see what they have available for sale. Compare that to any similar recently sold comparable property. Most of their properties might need work if you are looking for wholesale properties.

One of the best ways to get leads is through your website. Set up a form with all the important questions and advertise your website in your direct marketing.

It's tempting but it would be best not to do it. They can end up giving you a fine when they find you. In arizona I think they can fine you up to $10,000.
