Personally, I would rather go with $30K profit because of the simple fact is I want more money lol

You also have to consider investing in CT. Deals are not as plentiful as they were 2-3 years ago. Choosing less cash might hurt you in the long run depending on how many deals you have lined up.

It depends... Do you want to answer every call and talk to sellers, have an answering service do it for you, or let it go to voicemail then calling back when you have time?

I was planning on using an answering service but it was very unprofessional (Maybe it was the company). I didn't want my sellers calling to have that kind of service and end up lose leads, spending money, etc...

Another question is can you afford to pay that service every month? If you decide to cancel your answering subscription, you will lose that number and any association it has with your business.

Personally, I'm using google voice. Because its free, I can let it go to voicemail and call back when I have the time, and I know I will be giving sellers the best service.

What's the closest major city near you? Try wholesaling there

80% is the lowest HUD will go until the price is reduced. Then they might lower the percentage depending on the amount of bidders for the property. Try bidding lower then

I won HUD auctions before but I not too experienced with this.

My opinion, the first person who checked your documents must have missed that part. It looks like everything is in house meaning, you are the buyer, agent, LLC, and company which to HUD is pretty sketchy.

HUD probably wont approve of it again, think about it, your partner is showing proof of funds from the LLC that he is apart of.

I would try having someone buy the property with the funds of the LLC.
