Since I'm starting in real estate, I would like advice from experienced investors or anyone familiar with this market, I'm looking for multifamily properties in Rochester, NY. However, the prices seem too good to be true. On average, you can supposedly buy a two-unit multifamily property (2 bedrooms, 1 bathroom per unit) for $60k, with both units occupied and generating $1,380 in gross monthly rent. Do you guys think there might be a catch in this market that I'm overlooking?

Hi Shane, just like you, I'm new to the investing game. Moved to Jefferson City from Florida in December 2022 and figured I'd give this real estate thing a shot. Used to code for a living way back when, but now I've been swinging a hammer in construction for almost a decade. Still learning the ropes myself, I've done a couple of flips so far. Anyway, thought it'd be cool to connect and swap some knowledge.

I know how you feel. I've been working with construction for ten years and bought two property during this time. I am educating myself on biggerpockets forum, website, podcast, bought the brrrr book of David Greene, but I feel so confused where to buy, buy cash or down payment, which class, STR, LTR, MTR, SF, MF, new construction since I am in the business. The fear of make mistake sometimes we get stuck.

Does anybody have property rented for section 8 in Jefferson city, MO that wants to share experience?

Hi guys,

I have a 3/2 SF with 2 car garage and basement. My idea is turn it in a 4/3 converting the basement into a conforming bedroom with window and closet and a tv room/living room and the laundry into a bathroom and put the washer and dryer in the garage. Here are some pictures of the area and a draft layout so you guys can understand. Is this a good idea in terms of valuation, is it worth, maybe refinance in the future, resale or maybe rent the basement on airbnb, vrbo? What you guys think?
