I'm quite worried about the property I'm buying. It requires significant work, and I'm concerned that some additions made by the previous owner may not comply with building codes.

I didn't know about this rent control limits in Berkeley. I just put down an earnest deposit on a single-family home in the 63134 ZIP code. Do you think this will impact my ability to rent the property?

Anyone here invest STL / section 8 that would like to share their experience positive or negative?

I have the same question about section 8, I am tempted to buy some properties in St. Louis because of the price $60k to $100K usually 3-2 bedrooms and 2-1 bathrooms to put for section 8, but a lot of people said bad things about it that make me scared

I understand your situation. I've completed a few successful renovations, own two properties, and I'm also looking to scale my portfolio. However, analyzing deals and finding good opportunities right now is challenging. My search area covers Kansas City, Sedalia, Jefferson City, and up to St. Louis.

I have a 10-year background in construction, but I share your concerns about St. Louis properties with boarded-up windows and listings asking for cash offers with no contingencies. It's crucial to do your due diligence before investing in any property.
