You can also check out hubspot (https://www.hubspot.com). You can send out monthly emails, set up automations, and most importantly manage your leads with their sales hub. 

It's good for segmenting leads based on criteria such as location, types of properties they are interested in, budget, etc. And you can easily keep track of what stage of the sales process they are in with the CRM. 

For email design and ideas I use EmailsNest (http://emailsnest.com). If you have some HTML experience you can also download templates to use directly in hubspot.

I'm sure you're doing something similar with your monthly newsletter, but you can update your list on the events happening in your town, and keep them current with any news. Some examples here:

Another idea is to repost and elaborate on the most-engaged post from your Facebook group. This helps you cross promote your best content. People who are on your email list but not in your group can join your group. Or they might've just missed the post. Allen does a great job of this with all of his emails: https://emailsnest.com/brands/nothing-held-back/the-5-reason...

To stay top of mind in your town but also with some relation to real estate could be to email content around interior design trends and home decor. This could help slowly nurture your list by getting them to dream about a future home upgrade. Post: Reinvesting LLC profits into RE

I currently have an LLC with another partner. We generate income through web and mobile consulting services. Is there anyway to reinvest that income into real estate as that LLC? What I'd like to accomplish is to be able to be negative or at least $0 income on paper on the buy and hold investments to help reduce the income (and taxes of course) of the LLC.

Would this be possible? How can I go about doing this?

Are there better options to save on taxes? I've been looking into solo 401k, but am still not 100% clear on that. Maybe that would be an option?

Thanks for all the feedback and sorry for the delay everyone.

@Rob Myers  I think one reason for the low property tax may be because in 2013 this house was sold for ~$20k. Since then, a lot of repairs have been made and the house has been fixed up (new carpet, new roof, new bathroom, etc). The property tax could have been based on last years assessed value. 

@Kerry Smith Thanks for your insight. This property is in a C+/B- neighborhood (I personally wouldn't live there, but I wouldn't mind investing there). 

I have a PM in place and a team in place and they like the property. I wasn't quite comfortable making an offer on the first house I'm analyzing, so I decided to sit this one out and continue to look.

I just saw this today too. It seems pretty accurate for my local area and places I've lived in the past (11023, 94115). 

Can anyone else verify the accuracy of the demographic info?

Post: End of quantitative easing - How will this affect RE?

The fed announced today that it would be ending its 6 year period of QE. The labor market has been  recovering and the feds expect national economic recovery to continue amidst a global economic slowdown. 

They also mentioned that key interest rates would stay low for a "considerable time" to help increase inflation. What implications will this have on the real estate market? Can we expect to continue seeing similar interest rates as we're seeing today?

Hi everyone!

A quick intro since I just RSVP'd

I just graduated college in new york and moved out here a few months ago. Started my career as a designer at Salesforce and now have an income so I became interested in REI. I've been browsing the forums and listening to the podcasts for a few months now and have been taking in as much info as I can. I'm really eager to get started and really looking forward to this summit! I hope to see you all there!

MARKETS? Out of state (Unsure where yet)

STRATEGY? Buy and hold multifamilies under 100k. 

PROPERTY / ASSET TYPE? Multifamilies

SEEKING/INTERESTED IN? Good cashflow out of state markets, learning, a mentor, maybe a joint venture so I can learn more about and experience the process from someone more experienced.

CAN OFFER/KNOWLEDGEABLE ABOUT? Startups/entrepreneurship, more specifically tech startups, tech, app/web design, user experience design. I'm sure after I get more experience in RE i'll have more in that realm to offer.
