Hello, I am new, as in I have not began in RE investing yet.  I do own my own small business.  I am looking to expand and have a lot of ideas but don't know how to get started.  I am looking for a mixed property where I can have small amount of retail, warehouse space, and an area for indoor sporting practices.  I am looking at about 12,000sf in direct line of site of I-5 just South of Portland, Oregon.  I would like roughly .5acres where the building sits for parking etc.

I have just over 2 years worth of tax returns as a business but sales $ are not impressive at this point.  I would like to purchase/lease land with a building on it already and I would convert it to my needs.  What is the best method of moving forward?  I don't have a down payment but have great credit score/history.

Any advice on a first step would be great.

Welcome!  I'm also new.  Sorry I can't help with Gresham area...I am in the Wilsonville/Tualatin areas.

Yes it is open and I'm new as well.  I see your from Central Oregon and I would very much like to get a vacation rental in Eaglecrest.  Have you ever looked there?  We love visiting there at one of the chalets.

I'm also new in the Portland metro area so unfortunately no good advice but I haven't given up on Oregon yet.  I'm looking more for vacation rentals on the coast and central Oregon at this time...

Hello,

I have owned a house in the Portland, Oregon metro area for the past 13 years but have always wanted to invest in real estate.  I want my first and second to be vacation rentals; the first being on the Oregon coast and the second being at Eaglecrest resort near Redmond, Oregon.  After obtaining these two properties I want to do both long term rentals and rehap/flip houses.

I am ambitious in nature but my family does come first and they take up a lot of time.

I am interested in networking with real estate professionals and soaking up all that knowledge.  I like to read differing opinions from professionals so I can find "my" way.

I have own a small online retail business since 2014 so I do have some experience in business but barely any in real estate.

I look forward to communicating with as many of you as possible and learning from you.  I hope to give as much feedback as I can so I am not just a taker :)

Post: Portland metro rentals market buy and hold

This is good information.  I am a home owner in Wilsonville which is still in the Portland Metro area.  This town's population is exploding and so are the home prices.  Lots of rentals going in which is making the local/long term home owners upset due mainly to an increase in traffic.  The social media chatter for this area at least is that California big rental companies are buying up the smaller ones and people's rent are going up as leases get renewed, which of course is either driving people out or they are reluctantly paying it.  But, for every 1 person that leaves it seems 2 are moving in.

Wilsonville has been building the Villebois Community for the past 12 years which has about doubled its population.  This is on the West side of I5.  Wilsonville use to have more jobs here then people living here.  Now, they are about to build another community on the East side and are currently breaking ground on a new middle school.  Wilsonville shares its school district with West Linn.

Newberg/Dundee area on the West side - with the addition of the Newberg/Dundee bypass and with the amount of wineries in the area - it may be something to look at.  I don't have the stats on these so take it as you will.  Wilsonville schools have been ranked very high.

Just food for thought...I am no pro but am looking into rentals in the local area myself but have no rentals at this point.  Good luck!

Thank you everyone for your advice.  I have a good insurance guy and financial firm already for my other business and I will meeting with them this week.  I do trust that they will tell me if they are the correct person or not for me in real estate and if they aren't then they will direct me to the right place.  I don't currently have an attorney but that is my next step.  I will research each of these items discussed here and I do like differing opinions as then I can learn more from it.  Thank you @Account Closed @Toby Mims.  This is exciting! :)

@Account Closed.  Thank you for input.  I have lots to learn obviously.  If you don't mind, what would you say the #1 small business type would be for one that holds rental properties in their portfolio?  I want to spend my time researching the right business types and not the wrong ones.  Thanks again!  Bill.
