Purchase - how to fund commercial land/building

Hello, I am new, as in I have not began in RE investing yet.  I do own my own small business.  I am looking to expand and have a lot of ideas but don't know how to get started.  I am looking for a mixed property where I can have small amount of retail, warehouse space, and an area for indoor sporting practices.  I am looking at about 12,000sf in direct line of site of I-5 just South of Portland, Oregon.  I would like roughly .5acres where the building sits for parking etc.

I have just over 2 years worth of tax returns as a business but sales $ are not impressive at this point.  I would like to purchase/lease land with a building on it already and I would convert it to my needs.  What is the best method of moving forward?  I don't have a down payment but have great credit score/history.

Any advice on a first step would be great.
