I think this is easy but not the answer you want. If the modular home is not in your name you should be able to file for eviction. I'm not sure how it would be different as I do mobile homes which are personal property but modular is the same concept. If it has a title I imagine it is as well personal property. For example, when a mobile home park has a tenant not paying rent (i.e. you are the land owner and the title owner is the tenant) then you are the one that enforces the lease. I'm guessing there was no lease otherwise you would have seen this coming. Hopefully, the scary paperwork of eviction letters sent to hte owners door gets them to talk. I can't imagine they were expecting and eviction after having just sold a piece of property.

I reported that issue recently as well. No matter the search criteria I would get zero results. I think they said they have people working on it.

Start listing it as quickly as you can in order to get applicants in all phases of looking for rentals. For example, i found that the first couple days of any month had a lot more inquiries because they had received a 3 day notice at their current residence. The red flag flies really high when they say 'I need to move asap, I can't wait a couple of days for an application.'

When you do set up showings I definitely recommend that at the end of the phone call you inform them that they need to text or call you 1 hour before the showing to keep the showing. One of the more aggravating things with showings is when they don't show and didn't tell you.

I would have to disagree with @Mike McCarthy about the DBA. If you're going to spend the money to set it up at least get the LLC that has some asset protection. DBA, from my understanding, doesn't protect your personal assets like an LLC can.

I would share this with the photographer. If you paid for their services to use their photos for your marketing I don't think you're in the wrong. I think the photographer is the one who should have checked to make sure it was okay (which it sounds like they did).

Welcome to the club @Allyson Sanborn! BP definitely has great education and tools for helping people get started.

There's a small number of real estate meetups where you can learn and network with others. These are the pitch nights the gurus put on but more networking events with free education. I know of them in Bloomington, Peoria, Chicago of course, and I run the one in Champaign urbana. Check it out on Meetup.com and search real estate and you should find the different groups around you.

i think typically less than 10 new parks are built per year but plenty more are closing down. Where is he finding free homes for free? Maybe rather than go through the trouble of finding the land try to work some deals with the current managers at bigger parks. Newer homes coming into the parks are looking to be a pattern and if you can acquire and move a home into a park for 15k you would likely profit 5k each. Those numbers may be off as I haven't done that structure yet - kind of my goal long term.
