This is not just any tenant, not to mention it's a Class A property. You are justified with your thought processes though if the tenant did not have a background in Construction. I'm also of the opinion that the tenant would not offer to do the job if he wasn't confident of his skill set. This especially considering the Landlord is on the hook for all repairs and associated costs in their unit.

If you are confident in your tenant's construction skills, and he is trustworthy, I'd have no issue with him deducting the cost from the rent. You would need a receipt though for the work done for documentation towards your taxes.

Kudos to you, Link for being compassionate enough to pause and take stock of the situation. I'd at least speak to her directly, and inquire about her future housing plans. In my experience, one can still deliver a 'bitter' pill with some honey on the side. Don't let her play you though. That's when you stand firm, and put your foot down.

I don't think it's right to place a cancer diagnosis on the same playing field as divorce or a job loss. Yes, this is a business, but we are also talking about a 'life' here.  Whatever route you choose, please be compassionate.

@Account ClosedLike both solutions. Going to give her till Saturday of this week for the signed lease to show up in my mailbox. Then it's going to be one or a combo of the above solutions being put into action. Thank you!

@Mathew Paul - thank you! I do not have the luxury of flying to FL to sign a lease in person. Wish I could though!

@Shawn Davis - appreciate your counsel. As it turns out, after I left the tenant a voicemail indicating that I expected prompt communication, she texted me about an hour later to say the lease would be in the mail today as she had to purchase envelopes. I will believe it when I see the lease in my mailbox.
