I have another question if you wouldn’t mind.

I’m fairy new to this, but this law seems to negatively impact the value of rental properties that have not keep rents up to market value. Since new landlords would only be able to increase rents by 5% plus inflation, is it even more vital to make sure that rental rates are adjusted properly?

Hi Sanjeev,

I’ve been looking into this question recently with the new AB 1482 legislation that was just signed into law. I’ve heard people say it doesn’t apply to Bakersfield and other areas, but I think they may be referring to the previous law. On the other hand some have said it applies across the board for the state.

Do you have any more information?

Looking for a good resource to learn the ins and outs of the new Assembly Bill 1482 that was signed this week. In particular, can investors who just purchased a property adjust rent to fair market value? Or is this considered rent gouging if the rent was previously below market?

Hi Everyone,

Over the past couple years I’ve been exploring different investing strategies and real estate has peaked my interest most. I’ve been looking to take a new path that will allow me the ability to start working less for others and start working more for myself.

I don’t have enough capital to invest right now, but I’m looking partner with investors in the area who need someone who is savvy with construction, contractors, property maintenance, and conflict resolution (tenant issues).

I currently work for the Housing Authority so I deal with property management and maintenance on a daily basis.

Anyway, I’m looking forward to this journey and looking forward to creating new relationships with those who I can learn from.
