I’m new to the game myself, but I do know that people can get cash when they need it. Wether they have it on hand or if they are using a private lender to finance they will get it if the deal is worth it.

You can wholesale, seller finance, lease option, etc.

it all depends on what you want to do and what your goals are. I’m focused on seller finance and lease option to buyers. I like the business model and It’s beneficial for all involved.

Hey Noah,

I heard someone say something that changed my outlook on this. They said something along the lines of, “if you have a deal there will be buyers.” I stopped worrying about buyers after that. Just focused on finding the deal now.

This is hypothetical at this point. I’ve been marketing owners currently in preforeclosure and will be calling owners next week. I just want to be prepared for any questions that come up. That way I’ll feel more confident.

My main concern was how to handle one of these high equity properties ethically in the case that one agrees to sell.

That’s interesting. So we are not talking large sums of money in most cases. Just enough to get them a fresh start?

If the equity was very high (50%+) would you pay top price for appliances and such?

I’m throwing it out there because it doesn’t seem to be talked about too much. At least from the sources if seem so far.

What would guys consider fair “walk away” money on let’s say, a $500k home with $200k in equity and $50k and back payments? Good enough condition to sell as is.

I think people use DMM for a couple of reasons. 1. Like myself, am trying to build a business and will eventually build up to an SEO marketing strategy and 2. Many people how have a lot of equity in their homes are middle aged or older so they may respond the DMM better.

It’s all relative to who you are marketing to.

In relation to structuring a wholesale deal on a preforeclosure, has anyone every paid the seller a sum of money as a kicker to sell? I assume this only makes sense when there is a lot of equity in the property?

I definitely agree. Especially when it comes to pre-foreclosures.

Ventura may be a little unique in the sense that there is finite real estate in this area and not a lot of development of SFH.
