Hello BP

Was having troubles with basic real estate math about two years ago, started looking at BP Podcasts and Heard about Frank Gallinelli's book, "what every real estate investor needs to know about cash flow" Had to read it 3 times before I got it...lol,  But it's so important to know how our cash flow works.

 Do you think it's the best time to approach either a realtor or fsbo, when a house ls listed  past 30-90 d.o.m, should it be more or less days? Thinking maybe the owner might consider seller financing if the property is on the market that long.

What happened with that property that is boarded up? There was a  12 unit property here in NYC, that had a sign for lease or purchase but it sat boarded up for close to 10 years until someone bought it and did a reno on it, it is a good question on why someone would hold on to it, but I guess the owner  got the price he wanted.

It's a good thing to have boots on the ground, and you do in Ohio which helps. I live in NYC, And my market is Philly, I work with a investor friendly realtor and she is my boots on the ground there.    . Good luck and keep us posted.

I know i'm late to this post, but i've added that book to my collection from  BP,  I realized I need to re-read that book and come up with a new business plan.
