Thank you for getting back to me, That's a good question regarding finding a tenant, I don't mind putting a down payment, but I will ask the Owner for 60-90 days before the next payment until I find a tentant/buyer.

How is everyone? 

I wanted to know in a lease option/lease purchase, if i'm agreeing to the sellers price, and the term is 5 years, do i pay the taxes and insurance? or that is the sellers responsibilty, until I find a tenant/buyer? please advise.....Thank you.

I'm ready to lock up a contract very soon, would Like to tak to you soon. Right we are looking into wholesaling a few properties so we can get some cash, Just like you I prefer to buy and hold.

Hi BP,

Good morning,

Over the last couple of days, I've received calls from potential sellers.  When we start talking about their property, and they do want to sell, they (3 to be exact) want me to make "THEM" an offer. What is the best way to handle the situation wih the sellers?

Please advise

Philadelphia is one of the top 10 cities to move to, which I found good, but I guess it depends on what Neighborhood. But another stat I saw, was "Philadelphia is the second largest city on the East Coast (behind NYC), and the largest city in the Commonwealth of Pennsylvania. Thanks guys for this Article, 

The  questions I have, I haven't work with an investor friendly agent yet, but for instance if I want to buy a property using seller financing, or Lease option, anything creative for now,and if I use private money for the downpayment,  how would/should I pay an agent? I want to make sure they get paid. That is my concern.

Hi Brandon

What we would like to do, and it all depends on the numbers. We are looking for SF and/or Duplex, $50k-125K, prefably for sale by owner/ absentee owners( using creative financing), some cosmetic repairs $5k-15k, as a startup company we don't want any major repairs yet. We would not rule out wholesaling at all, Doesn't matter if the house is empty or has tenants we are fine with that. Hopefully this helps, please advise......Thanks everyone for your input and advice.

For me, in Philadelphia I'm looking for either a buy and hold (through fsbo's, R.e agents,  owner financing etc) and wholesaling if possible, for us it all depends on the possible cash flow, or assignment fee we can get. We will probably go to Philly in the next month or so, so we can check out the area's. Haven't been to Philly since 2008/09.
