You’re correct.  The fee should be included in the price your give your end buyer.

@Tailine Calheira The best way I can explain it, instead of flipping the property you’re flipping the contract.  Meaning you find an investment property, get the property under contract then find a buyer for the property.  I’m sure you’ve seen “We buy houses” signs around somewhere.  Well, those are typically flippers and wholesalers. Finding distressed properties under market value and finding a investor who wants to invest in real estate.  The investor will rehab the property and flip it or keep it.  Wholesalers generate income buy charging a fee for assigning the contract to a buyer.  There’s a book title, If You Can’t Wholesale After This....  I got nothing for you.  This is a good and easy read and spells out the Wholesale process perfectly.

It depends what you really want to do.  A lot of investors haven’t taken the real estate course prior to investing.  But yes you should educate yourself on the topic.  As far as getting started have you considered wholesaling to raise money for investing.

@Arturo Gouro Sure... My immediate area is the Roanoke and New River Valley in SW VA. I travel frequently to the Tidewater area where Portsmouth and Newport News are hot markets. Great posted Matthew!  And thank you for the provocative message.  It’s easy to say to be more financially fit, physically fit, mentally fit etc.  But you’re right about what am I doing, or going to do to be intentional about my efforts.  One of the things I will incorporate is a personal board of directors.  To guide but also hold me accountable.  I definitely want to be intentional in my real estate investments and endeavors and strive to connect with like minded folks to push me along my journey.

Wholesaling does require you to put in the time.  But so does everything else we want.  Me personally I’ve never search for deals on FB or other websites.  I drive for dollars, mailings and door knocking.  If you haven’t already, I recommend a book, “If You Can’t Wholesale After This, I’ve got nothing for you.  It’s a easy read and gives steps on wholesaling.  But yes, you have to put in the work.   Good luck in school and your endeavors..
