I feel you.  And I’m not suggesting that you don’t get into real estate but don’t drop out of school either.  To answer your question, research Wholesaling.  It’s a great way to get into real estate investing. Suggested books, If You Can’t Wholesale After This, I got nothing for you, by Todd Fleming and What every real estate investor needs to know about Cash Flow by Frank Gallinelli.  But of luck to you.

There’s a couple of phone apps that you could use.  I use LandGlide.  Deal Machine  is also another popular app.

I concur with @Troy Weygandt.  Some books that I’ve listened to on audible I wish I had a hard copy so I can refer to it when needed.

I’ve been watching a property for a while that is a for sale by owner. The sign has been posted for 9 weeks. What is the best way to present a wholesale deal to the owner?

Hi Darcie!  I know where you are because I have been there.  There’s a lot of avenues to travel to actually begin investing.  I would start by getting as much education and connecting with a real estate meet up group or network in your area.  How you considered wholesaling?  That’s how I began.  Hopefully this will give you some insight and others can chime in to give some direction..    Congrats on making the decision to go into real estate and good luck in your endeavors.

That’s a hard call.  Both are actually good places to begin investing.  Where exactly in North Philly and is it in close proximity to Temple University?
