Based on your want to be near shopping malls and restaurants, you should look into North Raleigh neighborhoods. It is close to downtown Raleigh so you will be paying a premium to live there. I am around your age and can say that the majority of our friends (with and without kids) live in that area - specifically, Five Points and North Hills. Cary sounds like it could be a great alternative as well. If you are in Durham and traveling back and forth to Knightdale more than infrequently, you may get tired of that travel. Living in Raleigh or Cary will certainly alleviate that issue. Do you know yet where you will be working, or are you working from home?
My wife and I relocated to Raleigh about a year ago. We had similar considerations and actually ended up in Boylan Heights, which is only a 15 minute walk from DTR (downtown Raleigh). Boylan Heights is near Cameron Village, which has all of the shopping/activities you could ever need, plus access to downtown. My only word of advice on Boylan Heights is that it is adjacent to NC State, so you will regularly encounter the college crowd. I never had an issue with that, and I know some people would like to avoid that altogether. Our rent was $1,750 for a 2-bed ,1,250 square foot townhouse, so a 3-bed will be slightly above your budget in that neighborhood.
We love it here so much that we bought a place across the city in East Raleigh. We are city people so being close to downtown pushed us towards those two neighborhoods.

@Jiri B. The relationship development is great advice. I actually reached out to our agent who helped us rent when we moved to Raleigh last year, and then buy our residence in July, and she is already helping with a specific potential deal. I clearly explained the situation and that we would not need an agent on the buy-side, but definitely the sell-side, and she was immediately responsive and helpful. Thanks all for the assist!

Thank you all for the advice. I like the alternative approaches. For the BPO, is $150 a fair price? I imagine it would take about two hours and $75 per hour seems reasonable. Thoughts?

Hi all! I have a question regarding working with real estate agents and protecting deals that are not under contract from being taken by another party. By way of quick background, my name is Will Kaufmann and I am new to BP and relatively new to REI. I own a primary residence in Raleigh, NC and self-manage our rental property in Philadelphia. I am an attorney, so I am always keeping risk in mind, hence the following question:
I am getting ready to contact a motivated seller in another county and would like to have some numbers beforehand. I would like to contact a local real estate agent to get some market information on comparable sales, rentals, and the overall market picture. Is it okay to simply reach out to an agent and request help? What do I owe an agent who does help? Should I be concerned about the agent shopping the potential deal to others, and if so, how can I protect myself?
