thank you so much for the info. I'm glad its not too late these people might be motivated because its about 60-80k in equity in house. If I work out a deal with them and pay them when house sale will they be required to pay any creditors?

hello BP. I got a list of foreclosures from the court and I'm going through it. I came across one that's being foreclosed on but the owner filed chapter 7 bankruptcy. Now the lender is coming after property because the owner had a home equity line of credit on it. I was wondering if this is too late to pursue because of the bankruptcy??

Use leverage if you can. No sense in tying up all your cash in one deal when you can leverage it in multi deals
