@Gavin D. So what your saying is general liability is not necessary unless I hang chainsaws from the ceiling?

@Michael Henry thank you. @Jason Bott do you think it's wise to get general liability on the doublewide? Seeing as how there's few out there willing to insure and most likely even more difficult to deal with if in fact a claim is ever made.

@Gavin D. I don't know what type of litigation. I was thinking if renter injured themselves and tried to sue. Maybe I am just being paranoid

Hello BP

I have a property in South Carolina with a double wide on it. It is a rental. I’m looking for a good insurance company that insures this type of property. Also was wondering if the insurance covers the home as well as protects me from any type of litigation? Any insight and guidance is much appreciated

Hey all

I am about to enter into an agreement for a property with owner financing. My question is how should I do the contract? The terms will be a down payment with the balance to be paid monthly @ 4% and a balloon payment in two years. 

I'm wondering if I should use an attorney now to structure the contract or wait until later when I'm ready to get the loan from the bank. The reason I'm not getting the loan today is I only have 1 year tax return next year I will have the required 2 years. 

The deal is taking place in South Carolina where a real estate attorney is required. 

My thoughts are if I have an attorney set the contract up it will be easier for the bank to give me the loan as oppose to showing them a contract the seller and myself draw up? 

I did talk to a paralegal and she said I could record it for something like 25 dollars at the court house but not sure what she meant. Maybe take are terms contract to court house and have it recorded?

Any help or guidance would be greatly appreciated

Oh also the seller is wondering if there's anyway to take the down payment money and use it similar to 1031 exchange so hes not taxed on it. I thought this was possible he said no

Hello bigger pockets. New to wholesaling and I am currently in SWFL near Fort Myers. Does anyone know of a good wholesale contract to use here? Also any suggestions on real estate attorneys or title companys to use?

You should try fastpeoplesearch.com You can look up people by name address or phone number. It also gives you a lot of other information. I know from experience its pretty darn accurate and it's free. They do have an option to pay but that I think is for more private information like criminal background and the like. It also gives emails as well. Not sure how accurate that is but the phone number and addresses work well.
