My property manager has a keeping track of things.  They also do not leverage all the available tools out there.  I'm seriously considering moving on from them.  Can anyone recommend a good PM software?

we did a 1031 from one rental and turned it into 2.  Hand the 2 homes under contact before we sold.  The appraisal came under what we had it under contract for (house was only on the market for 2 days).  We could not back out because we would have lost more then what we had to drop the price to.  I just felt something was not right about the appraisal.  Like we forecasted we could not get out of the deal.

Make sure you're interviewing and comparing your lender options!  Few folks actually compare the origination charges and underwriting fees from lender to lender to make sure you're getting good recommendations and comparing your options.  Speed is also important here so ask those giving you recommendations what the lender's average turn time is.

I will have to drill down into the fees.  Right now I'm willing to pay more on closing to get a lower interest rate, so I can get more cashout value and still cash flow+.
I have not consider the speed aspect, since the rate is locked in.

Thank Andrew.  Numbers come out where we cashflow, and we do have a use for the money (buy another investment prop).

I want to Refinancing 2 properties to get equity out of them.  My question is should i do one at a time or both?

I just wanted to introduce myself.  I'm Bill and I'm at the early stages of starting a home rental business.  I'll be poking around the forums to gain knowledge, but if any one would like to point me in a good direction that would be greatly appreciated!
