Welcome @Leonardo Laina we are glad that you are part of the community! Just like @Jerry Puckett expressed, consistency is key! I am also looking at getting into wholesaling and have purchased criteria from list source to begin cold calling. Although I may not be as experienced as most, I am in the beginning phases of learning the ropes. Let me know if you have any questions and I can share with you what I have done so far to begin cold calling absentee owners.

Hey Guys my name is William,

I have been learning from BP for almost two years now by reading books and listening to podcasts. My girlfriend and I will be moving down to Aubrey TX where I will be jumping into Real Estate full time and as they say in Texas "grabbing the bull by its horns". I am curious to know if anyone else is down there in that area between Aubrey Texas and Frisco Texas? I currently live in Illinois and plan on making the move in May due to the rental lease that I am on still. Do you guys have any advice on how to better prepare myself for the move and the jump into real estate? I am constantly reading books, listening to podcasts and determining what the best strategy of real estate would be. I created a website that says "we buy houses" for the area down there but haven't paid for marketing it so it hasn't had any leads. I've been studying the market, median price homes and comparable's to what I am looking for but find it extremely difficult to find a deal on zillow, realtor, trulia etc. I feel like I will have more traction once I get down there and can begin driving for dollars or other methods but my question is, is there anything I can do for the next 5 months to begin generating leads of buying properties at a significant discounted price and begin investing before I even get out there?

Hey BP community! I am beginning to analyze at least one deal each day in order to get myself accustomed to some of the numbers in the area and have came across this property. Am I forgetting to calculate something here? It's crazy to think that 3 doors will cashflow over 1k. Although this is a rough draft so the numbers may be slightly different, I'm pretty positive they are close to what the numbers will be. I received the rent numbers from the landlord from the description. 

Side note: I looked at the schools in the area of this property on zillow and all three schools read below a 3 rating. Should I be concerned with these low school ratings when purchasing this triplex?
