@Michael Ealy is there a calculator to find out the overall Roi that you were talking about in your last paragraph? Also- what does coc mean? I know how to do that calculation but i don’t know what the final number is actually telling me?

@Matt Popilek is pro forma that same as the bigger pockets property analyzer calculator? Thank you for the info on cash on cash as I have been meaning to learn that. I keep hearing it. What is a good cash on cash? I think I heard 12%?

I have a triplex. It is appraising at $120,000. How much should I try and purchase it for? I have heard to try and purchase the property for 10% less than what it is worth.
