A HP 12C is just a standard financial calculator...

Sure, you can use an old fashioned calculator to calculate everything manually, but that process can be very tedious and you can't save your results or create professional investment reports from your data.

Real estate analysis apps/spreadsheets are really a dime-a-dozen these days. 

Here's what I would recommend:

Spreadsheets

Spreadsheets are a good option because they can be completely customized for your specific needs.  I would search the Fileplace for pre-built spreadsheets that users have uploaded to BP:

  • BiggerPockets Fileplace - hundreds of files uploaded by BP users
  • RealData - large multi-family/commercial property analysis
  • HouseFlippingSpreadsheet.com - Spreadsheets for analyzing house flipping deals/estimating repairs
  • RentalSheets.com - Spreadsheets for analyzing rental properties
  • Cash Flow Analyzer - Spreadsheets for analyzing
