Hello, I recently moved to San Antonio in August ‘22 from New Mexico. I enjoy it here and there many opportunities to invest. I work as a contractor and have been meeting great people. BiggerPockets has been a great source for those connections.

I always use semi-gloss.. except on ceilings. It is easier to wipe down and clean. And I’ve never had any issues with touch-ups as long as you use the same color batch and mix the paint before using it.

You could sell and do 1031 Exchange to invest where you are moving to, so you don’t have to pay capital gains.  Unless you have plans to use liquid cash for other things. I’m sort of in the same boat. I’m selling my two properties where I currently live so I can move but I’m going to use some of the cash for moving expenses and investment. So I don’t mind paying capital gains only for the reason that the cash benefits me instead of loading all gains into a single property. If you are already considering selling then you might just do that. Otherwise it’ll eat at you and the opportunity might be as good in the future if you wait or incur some headaches if management isn’t on their “A” game.

I can see the value of having a person or company stage your STR if it's not something your knowledge about or have any design experience. I personally would stage or decorate my own STR, when I add them to my portfolio, because I find it fun to shop around for items and getting good deals and to better manage the budget. Also I would approach staging/decorating the property to provide a certain experience for customers. Something unique and out of the norm. Different attracts. Plus when searching for STRs to stay in I appeal to environments that are engaging and vibrant. I think there are plenty of modern/ current trendy interiors. I would set myself apart and be more creative/artistic. Colors and textures.

There is pretty good advice here for options but eviction is not one of them in my opinion. Would you really be okay with someone kicking your mom out on the streets??! I really see two options: find support through your/local church(es) or don’t buy the property. My portfolio is that important to kick out an elder or place financial burden upon her meek shoulders. If there isn’t anyone who is willing to help, you can by letting the current owner continue to give her housing. Unless they are wanting out of the property then God has placed you in this position to “care for the widow and orphan”. Especially since you have heart enough to post this on BP!

I disagree with @Paul Camuto in you wasting time looking for "off market deals" unless you don't have the means to pull the trigger on any deal. If you don't have the capital then yes your time will be better spent on MLS. Although off market deals are a great way to expand your portfolio and they are out there. If you have capital to move, you might take on the role of a wholesaler and drive for dollars and scout out your own deals. That way you can more easily meet your criteria and gain some experience of working the field. I feel if you solely rely on a wholesaler or agent you will be at mercy of what they present. Meaning you might not come across something that really peaks your interest or meets your specific goals.

You could do more if you use any of your part as office space business related activity? A good accountant could help with that question.

Have you looked into getting a construction loan? That might be an option with the equity you have.
