Good afternoon everyone,

As a new investor, looking in the Texas market but not opposed to out of state investing, would my best option be to find a reliable real estate agent to find off market deals? I am interested in multifamily and single family units.

Your best bet is to look at your local market. 1 hour radius. Understand what you can afford. Start with 1 unit. Keep it simple. What does a condo/townhome/single family unit go for? What does it rent for? Can it cash flow? Save for the down payment and then get it rented. You are wasting your time looking for "off-market" deals to get started.
