@Ally Mager have you thought about investing in midmarket cities in the Midwest? i.e Kansas City, MO, Indianapolis, IN, Columbus, OH? All of these cities are growing and have great returns and would not be overpaying like the sunbelt right now which is super competitive.

@Sung Park have you been to Chicago before? Great city to visit but the multifamily sector isn't necessarily owner friendly. Investing north near the gold coast up to Evanston would be a great place to look as well. Have you considered investing in other Midwest cities like Indianapolis, IN, Columbus, OH or Kansas City, MO? 

@Justin Goodin all great points, it is also important also to find the right syndicator when looking to invest in syndications. End of the day building that relationship is the most important thing because there is no perfect deal but if you have that relationship it goes along way.

@Allen L. the market as a whole is super competitive with the majority of the world sitting on the sidelines last year everyone has capital ready to use. As for rent forgiveness and evictions I have seen little of that from my own experience in the Midwest. It is about finding the right deal that makes sense for you compared to just making a deal to make a deal. Good luck and exciting times in the multifamily market with all this competition!

@Peter Fuentes eviction ban lifts and the Post-covid trends will be a big factor in the post wholesaler outlook. In certain markets, it does look like tenants have stayed on top or up to date on their rent. Good luck!
