@Christian Olivo there are deals everywhere but you don't  necessarily need to be in the same city that you are looking to invest in. There are multiple ways to get into a market without actually being there like syndication for example. The sunbelt and midwest markets are great places to look as well.

@Matthew Orton great point about college students not being self aware, I would email them directly regarding the manner or have your staff reach out to the person that filed the complaint and they could point you to the right direction and leaving their name out of it. Upping the fine as well could be a good strategy. Good luck!

Hi @Przemek Kos I would also agree with Rich, also have you thought about syndication at all? It is a great way to invest in a property or larger project that you may not be able to do alone especially in super competitive markets like the sunbelt or a major city. Good luck!

@Justin Goodin looks like a great opportunity, we did a condo deconversion into apartments in Indianapolis. Getting permits would be the first step for sure. It is definitely a creative way to convert something that the area or neighborhood could get excited about!

What live in person events and conferences are you all attending that you're excited for?

@Jeffrey Donis all great points Jeffrey, networking is probably the most important thing in this industry. End of the day building those relationships that will be big in your development and connecting with people. It is about investing in people and not necessarily the perfect deal because end of the day there is no perfect deal.

@A.J. Albritton sounds like you are off to a great start and have done your research. New Orleans like most of the United States market wise is hot. I would recommend networking as well with more established people in the market too that could help add to your growth and success. End of the day it is a relationship business and finding those relationships are important. Good luck!

@Justin Elliott all great points, I think one of the main points of syndication is building that relationship with the sponsor and the LP. End of the day you're not just investing in a certain deal you're investing in the sponsor so fully trusting and having open lines of communication is huge.
