I’m looking at multi family properties in a number of states under $500k but so far nothing cash flows with 30% down ($150k) when I factor in vacancy, capex, maintenance, debt service, etc.

Does anyone know of any geo areas that I should look at that produce positive cash flow with 30% down? Looking ideally at B or better areas.

myself and partner are looking to deploy some capital over the next 3-5 years. 

are any investors here on BP seeing consistently seeing 12%+ cash on cash returns from single family homes used for rentals with 20% down?

if so, in what markets?

would love to chat with any investors  that can guide us as we have capital ready to deploy, just looking for a high coc return
