Looking for advice - multi family

I’m looking at multi family properties in a number of states under $500k but so far nothing cash flows with 30% down ($150k) when I factor in vacancy, capex, maintenance, debt service, etc.

Does anyone know of any geo areas that I should look at that produce positive cash flow with 30% down? Looking ideally at B or better areas.
