There are a lot of turnkey real estate providers on BP with great records.  That's a great way to make sure you have the right pieces of the puzzle.  If you find an experienced one with a good record, they should have the system streamlined and can support your investment.

Welcome to BP Andrew!  Turnkey investing is the term people use for a complete real estate investing option and in my opinion it's a good option for out of state investing.  You can learn a lot about it.   Just make sure you do your due diligence and work with an operator that has been around a while with a good track record and has a strong management team and good construction work.   Good Luck!

@Rio Tomlin  I'm not sure of your financial position but that is a lot of money to put out on a deal across the country with that kind of cash flow.  I personally don't like restaurants and that is a large part of the income and will probably impact the slips if it goes dark.  Make sure you really evaluate that tenant.  That is good you have a strong relationship but I also agree with @Corey Melkonian to make sure everything is very documented.

I would agree with @Derrick Craig in that it probably isn't a good expectation to flip a turnkey property within a year or two.   That is because if you're buying a good quality turnkey product, you probably won't be paying much under retail and looking to sell in 1-2 years with realtor fees and other closing costs will just break you even.  If you're looking for great cash flow, you should check out Chicago.   Also, http://turnkey-reviews.com/ is a great place to find a lot of different turnkey operators.  Good Luck!
