Do you plan to manage this yourself or hire a manager? I don't too much about smaller deals but with larger deals Property Managers can be very helpful in checking your analysis because they are so involved in the market. Maybe reach out the a local property manager and ask what they think of your analysis. They should be able to find anything that is missing or if your right on the money pretty quickly. Hope this helps! 

Also lenders and brokers may also be a good tool for checking your analysis.

@Joshua D. I manage it myself, that $950 includes property taxes and insurance in escrow, but I take $100 dollars a month and put it in saving for repairs and capex. So it's more like $300, you caught me! lol

I don't know much about the effectiveness of DM for multi family however in my experience the best way to get in front of sellers and owners is through local brokers. I would recommend reaching out to multi family brokers in your area and tell them what you are looking for. They should be able to help you out and give you guidance, after all their job is to find buyers like yourself. Marcus and Millichap is a good one to start out with, they have a strong national presence. Good luck!

Simple cosmetics can go a long way! I have been taking slow on single family lately but I've started to look into RLOCs in order to do some flips. What about you?

@Bob Okenwa Thanks for the response! Do you think with a guarantor that has enough liquidity two years of LLC history will still be a factor? I plan to call a banks here soon but I want to be as prepared as possible before doing so.
