@Steven May awesome write up, we have very similar paths. I have been an RN since 2018, saved money and worked a ton of overtime and started investing. Now, 3 years later, my great friend and business partner own 9 properties, have completed BRRR's, 3 flips, and I am full time Realtor and no longer work in healthcare. Keep up the good work and you will get there!

@Dan Froilan I live in Columbia but have properties both here and The Lake. I would agree with what others are saying, that the lake is in a strange place right now and prices are through the roof. I bought a condo last year and the value has gone up probably 40% since. I’m not sure I would buy there right now unless you were able to find an off market deal that actually made sense.

Columbia is nearing The Lake in price increases as well though. Most duplexes that hit the market are much higher price to income than in the past if they are in a desirable area. My network is fairly large and I have been able to find off markets that make sense both for myself and my investors. @Britney Allan Cash flow is usually better on duplexes from my experience. I find small multifamily from my network more than anything else. Once a duplex hits the MLS most of the time it is overpriced. I have some options in Columbia if you are interested and am always finding more. If you want to stick to Jeff, I can reach out to some people there and see what I can find.

@Britney Allan Hello from Columbia. Central Missouri seems to be a great place to invest. I work for Iron Gate in Columbia and work primarily with investors in the Columbia area.

As for LLC vs. personal, I own most of mine in LLC's but I know many people who do it both ways. These questions are probably best for your lender and or CPA to see how either of them benefit you and your situation.

@Karl B. I definitely agree on the lots. They got a stellar deal. They were zoned pretty randomly though so that may have scared off some buyers. I believe there was RS, R-2, and G-C. Apparently they were zoned way back in the day when it was county and the city maintained it. 

I spoke with the (prior to auction) owner of them and he was saying that he is getting out of residential rentals. I do not know if these where what led him to that decision or not but I felt like that was a bad sign also. Nonetheless, very interesting asset.

@Karl B. I looked at them at the walkthrough and saw what they went for after the fact. They sold lower than I thought they would! Still not sure I would have had any interest personally. Very odd units and too secluded.

Why not structure it as a vacation/ second home? Typically, banks wills do that at 10%. I use Central Bank and Callaway bank for almost everything.

Welcome Jeff! The BiggerPockets community is not huge here in Central MO but there is a decent amount of investors. I hold meetups in Columbia sometimes and also attend another meet-up called COMO REI which has been a great resource for my career. @Joy Omenyi CoMo REI is a good place to meet people. It does cost $15 but I have made a few good connections there and sold/bought properties from people there.

I hosted a meet-up once that turned out well but then COVID happened and that put a damper on that. Feel free to reach out. I live right in the middle of Columbia, and most of my properties are within a mile of me. Born and raised here so I’m pretty familiar. Love to meet new people and talk real estate!
