Post: Any quality wholesalers in the Mid-Missouri Area?

I prefer Jefferson City and surrounding areas. I don't know the KC area at all nor do I know any good property managers there. Are there any wholesalers that I could feed leads to for my area that could give me first option to buy if the leads pan out?

I am looking to purchase a single family home in the Mid Missouri area. I have come to the conclusion that in order to get a buy and hold property to cash flow, I am going to need to purchase a property at a much better price then I am finding on the MLS. I have determined that I would have better luck if I found a good wholesaler. I have been driving for dollars and I am aware of properties that are either vacant, unkempt, or have know out of state owners but even if I eventually get them to respond to a letter, I lack the confidence in my negotiation skills to actually close on the deal. Does anyone know of any good wholesalers in the Mid-MO area?

I recently subscribed to Angie's List in my area as a way to help find reliable contractors, subs, lawyers, ect..... I was just thinking how nice it would be to have that same sort of info available on BiggerPockets. Is this a possibility?

I just recently asked my bank this very question. My bank told me that I would have to hold the property for a minimum of 6 months before I could apply for a loan on a home purchased with cash. I was also told that if the property was a LLC, I could not close with a conventional (residential-type, fixed rate loan) and that I would have to close on the commercial side. I am not sure if this is typical or not. It is just what my local lender is telling me.

I did it myself many years ago and it was messy (back then, they didn't have the bag that caught the sawdust) time consuming, and smelly! The smell permeates everything! I think I sanded off way, way too much on the in between sandings. Live and Learn. I have hired someone to do it ever since.

I was driving for dollars today and the mailman gave me several tips on houses that were vacant or soon to be vacant. I was wondering if anyone has any tips on what to write in a little letter to the owners of these properties? Any suggestions would be appreciated as I don't want to fowl this up. Also, how much should I give to the mailman as a tip if I get a deal out of this?

The previous owners had already painted some of the walls in the same color as they did a drywalled wall. I just finished the job on that particular (concrete) wall. I was short on time so on wall that I drylocked, I just left it the drylock white and it contrasted with the blue really well. (Lets face it, anything looks better than old concrete with patches!)

I just purchased my first buy and hold property. The basement is unfinished (for the most part) but they did use the paint with flecks floor paint that is mostly seen in garages. This gave the basement a very cleAn, unbasement-like look. I think the price of this product is under $200 and gives a much nicer look then the grey typical basement paint/stain. The walls were also painted a color to complement the floor which helped to give this unfinished older basement an almost finished look for a minimum investment.
