Post: Skip Tracing in Canada REI (Quebec)

Is skip tracing legal in Canada (QC)? I realize we have privacy laws that place limitations. If legal, what software do you use and what should I keep in mind? Thank you in advance. 

FYI - most of the softwares I come across are american based, which is why I ask.

Thank you all for your response. I really appreciate it. I was able to speak with 3 different real estate lawyers who confirmed that both an assignment of contract and double closing are legal in Quebec. They stated what you all mentioned, it's a matter of how it's all done (proper paper work, disclosing if real estate agent, etc.). Thank you again. 

p.s @Philippe Laurin I will also keep you in mind once we starting acquiring rental properties. Thanks.

Is assigning a contract in Montreal, QC or generally in the province of QC illegal? An investor I just connected with in Laval told me so. He says in Quebec, an investor can only double close when applying the wholesale strategy, although he didn't seem too sure. Can anyone refer me to a legal source that confirms their answer? Thanks in advance.

I am a new investor so I can't directly answer your question just yet. I attend regular meetup in Mtl and one of the meetups entails remote investing in the USA. So I will share a resource that was shared to the group last week: check out Laughlin Associates. A corporate veil service (both Canada and US). They know the laws on both sides, create entities and they will also catch you up-to-date. This was a referral from the founder of Wemindji Properties Inc who hosts the meetup sessions.

I am a beginner in real estate investing. I am currently in the process of accumulating knowledge through Legacy, YouTube videos and books. I also attend different MeetUps in the city of Montreal. In the last few MeetUps, I have had speakers express that there is no market for applying the wholesale strategy in Montreal specifically. Would any Montreal investor say otherwise? What would a first step for someone like me starting out in the business? Wholesale is just a short term strategy for me to generate enough capital to eventually acquire my first rental property. Thank you.
