I went through a BK (Chpt. 7) and although I wouldn't recommend that being your first option, it is an option, and if you feel like that will give you the freedom to start all over, do it.  It will humble you and teach you to be fiscally conservative.  It will teach you to save and look towards the future as opposed to just now.  The BK and insecurities has held me back from beginning my Investing career, but I believe this relief has given me strength.  Good luck!

@brentcoombs- thanks man, I'm glad I didn't get desperate and jump on this deal.  It just didn't sound doable from the get-go.

Got a call from a man that needed to sell a duplex he purchased for $130k, comps are around $150-160k, needed about $40-50k in repairs. Both units however only had 1 bedroom each, I offered $69k using the 70% principle. They guy wanted to get all his investment back but I let him know that wouldn't be possible,. Did I mess up? By the way I'm hunting for my first deal.

So I finally made the jump, took action and placed my bandit signs out... Fear will not hold me back any longer. ????
