Newbie from Tucson, AZ
Greetings! I am brand-spanking new to the world of investing. I'm here primarily to learn, to ask questions, to figure out the best way to break into the world of real estate investing.
I work as a Trainer at C.P.E.S. We primarily operate group homes for individuals with Developmental Disabilities or Mental Illnesses. I train the New Hires that come through each week. I enjoy my job, but I've dreamed about getting into real estate investing for awhile.
Any tips for where I should start?? I've been listening to the podcast, which has been great!

@Jeff Rossman hello from another southern Arizona real estate investor. I believe the first thing you should do is decide what you want to do. Do you want to flip homes? Do you want to be a landlord? Are you interested in residential or commercial? Do trailer parks interest you? Land contracts? Wholesaling? Subject to/owner financing?
Before you can set goals for yourself, you must first know what you want to do. I realized when I started investing that I am a buy and hold investor. The second thing that I knew was that single family homes did not interest me, and that I wanted to own apartment complexes and that my goal wasn't making money through appreciation, it was through cash flow.
Keeping those things in mind, I began to narrow down my expectations and am able to have razor sharp focus on achieving my goals.
I currently own a 4 plex in Phoenix, and have another 4 plex in Tucson under contract. Right now my focus is on residential multi-family (2-4 units), but my goal is to move to commercial multi-family in the next couple of years after I get experience (and save up some money).
