1. I believe reducing rent by small amount help reset days count on Zillow and removed any negative bias for potential tenants.

Ideally, both above points should be done by PM company without me pitching in. 


 Fabulous...hopefully, lessons were learned. We all make mistakes....just try to learn from them and then throw away the negative energy...We have to think of our mindset as our office and sometimes we have to take out the trash.

 If you haven't got it rented out in a 3 months, do you think 5% is going to make a difference? What has helped me, is that I focus on helping people, by giving them a good deal and I end up getting more back in return...focus on them instead of focusing on making money.

 Parts of 38109 can be pretty violent, especially around Third Street. I have been told not to drive on Third Street at night.

We're seeing a lot of damaged houses. That's why we decided to have tenants pay for damages...the response has been that they are not planning on damaging their house...and even though they are renting, they are taking "emotional ownership"....We listed it 10% below market, but requesting that they pay for damages, not wear and tear...it has worked very well for us...I hope you put it to the test...we are also local and are self managing and have put in our lease agreement that we will be planning on coming by and inspecting the property and let them know that we don't care if their living space is cluttered with clothes, etc....just checking for damages....if you still plan on using a property manager, most managers will charge about $100 per visit, which can cut into margins, but in my opinion, it should be less than paying for damages. ...I hope this helps...let me know how it goes.

It depends on what area of Memphis...from what I am seeing, if you price it right and it's in the right area, properties are being sold and rented out quickly. Another approach that we have done that has worked is listing for sale or rent 5-10% below value and schedule people to see it close to the same time. And you can get more than what you asked for...  Maybe management is being too picky in their screening...We found tenants for 2 properties last month in about 15 days with credit scores over 680. We also priced below comparable rent prices and had the tenants agree to pay for any damages they create and we pay for wear and tear....hope this helps...Direct message me and I can go over in more detail what has worked for us.

The price reflects that there's a need for flooring, inside paint, inside doors could be replaced and the bathtub could be re glazed.....for some it is livable until you can fix it up. 30 yr mortgage, no prepayment penalty...property is in East Frayser community. I can give out the address through a DM on request. I can send more photos on request...I am having a problem downloading more than one photo.

We seller finance to candidates that would not normally qualify for a mortgage. We can show the property. We can do the vetting...We offer a warranty deed on the property and the sale is closed through an escrow company with a title search and title insurance to guarantee chain of title and without liens on the property.
