I've been looking for Florida investors interested in buying Florinda mortgage notes. If the notes are underwater, they end being better for the note buyer, then if they had equity. I can find FL notes for 50-70% discounts compared to ARV.

that's great for non performing notes...I usually buy when they're underwater, then the home owner will decide to either do a deed in lieu or cash for keys.

If you have investors, I will be willing to give you a finder fee. I think we can set our own commission rate...not sure. Florida is very popular for notes right now. Thanks Wayne.

I think you're about right for most states to get around 40-60% and as low as 20% in the rust belt and a few others.

If you buy the mortgage on the property, then you're the bank. Then you're the person with all the answers. And you can buy them cheaper than you can an REO property.
