My strategy here has evolved. I’m likely now going to take the $10k in profit I’ll have from the VRBO in the next 3 months and stash it as a reserve. I’m going to turn the condo over into a full time rental with a property manager and pay the fees out of this stash. The condo has an on-site property management company I’ve connected with.

It’s crazy how bouncing ideas and stating your goals and processes out loud can lead to such better results. I appreciate your inputs along the way. Being tested on my thought process has only served to make my strategy more durable! Cheers, and happy holidays!

My story is requires a rewind to 2002 when I decided to pursue and engineering degree (at the time the job growth prospects and starter salary were top notch for a 4 year degree per bls.gov). With promises that I could write my own ticket upon graduation (and a naive 18 year old mind) I completed my degree in 2007. I bought a $45,000 truck upon graduation because my employer provided a $500/month car stipend so a payment of $778 was easily rationalized. Come December 2008 I’d be out of a job, facing a frozen construction market as lending dried up, competition from registered engineers for entry level jobs, and a nice truck payment to punch me in the face once each month.

After couch surfing for 6 months in my hometown working as a busboy cleaning up other people’s left over refried beans, I’d land a job as a project engineer.....on an Island in Alaska. Seriously. It’s called Amaknak Island, look it up. Suffice it to say, I learned some nasty lessons the hard way. There is no such thing as a sure thing.

@Kiefer Hazard Sounds like quite the project! What do you ballpark your rehab costs at? Any insights as to why you chose that area as your first project? Do you plan on hiring a PM or running it yourself? Mind if I ask how you found the deal?

@Melanie Johnston Solid summery of the state of affairs. All that said, what is your expectation for rent growth and appreciation? In my opinion, It’s best to get a pulse from boots on the ground in terms of supply and demand. Lately I’ve been inundated with rental clients looking for a place with no luck (it’s the high season of course). What’s been your experience?

@Christopher Beloud Don’t let the naysayers get you down. If you’re willing to take on a roommate or two you can house hack just about anywhere. I know people who sleep on  a Murphy bed in their own living room and rent out 3 bedrooms in their own house to make it work. It really all comes down to your ability to get creative and to accept being uncomfortable for a while.
