if you're living in it, you could try your hand at self managing.  it sounds like you're already hitting the ground running.  if you don't know a lick about managing and have no systems in place, i'd suggest finding a good property manager for irvington through here.  i assume you already ran the numbers and that the property at least cash flows after property management and other expenses are taken out?

echoing everyone above, may as well rent at a fair price and get your mortgage at least somewhat subsidized by the tenants; better than nothing coming in at all.  but i'd also consider selling, getting all that equity and buying a better deal so you don't go bust.

i second @Nicholas L. on that.  there's probably a non renewal notice they'd provide them letting them know their lease will no longer renew.  you won't need to worry about eviction if they leave in a timely manner.  either way, defer to your PM

it's not gonna be completely passive, esp at first while you're getting your feet wet.  use biggerpockets to find a good investor friendly agent, lender and property manager in myrtle beach and if you're ready to purchase, start looking!  take your time finding these people, and don't settle; these are the people that will help you the most!

even with a property manager it won't be completely passive as you'll want to keep tabs on your investment but it will pay off if you buy right! 

biggerpockets podcast is gold, i'd just start at episode 1 with brandon and josh and just go into a wormhole.  

you'll find out pretty quick that "rich dad poor dad" is the first book you need to read.  i'd also recommend "the one thing", and "getting things done". 
i wish i owed 60k on my house!  

worst case scenario, if you decide you want out, you can sell and you'll likely come out on top from the equity.

Hello BP!

My friend is on the lookout for a good property manager in Tucson! He owns a SFH, three or four bedrooms and I think two bathrooms.
He's considering selling because he's intimidated by the idea of renting it out.

If anyone has any suggestions, let me know!

Hello!

So I have an account on Apartments.com, I have leases for each room of my house as I'm going a rent by the room house hack.  How do I go about putting an ad up and linking an application to my apartments.com account?  I want them to be redirected through the ad to my application, my lease, tenant screening, etc

in colorado springs and i'm looking to replace my old laminate countertop with a new one, plus a new sink brushed nickel.  if they can, sand and repaint the cabinets!
