I use a time element in my analysis which in turn affects the return.  Shorter (easier) flips can get a lower return, but annualized out are the same as a longer (harder) term flip.  Hope that helps!

@Peter Myers Any of the southern states where weather is nice.  Markets are steadier year round and you don't have the big weather delays.  Also, it is never to late to get into flipping!

I use a time element in my calculations and try to get 100% AROI (annualized return).  I also use leverage on my deals.
