What are the top 5 zip codes in Dallas and Fort Worth with the highest rental cash flow, lowest turnover/vacancies, lowest crime rates, great schools, and great employers for residential 2-4 unit single-family homes? Class A neighborhoods. Long-term buy-n-hold investor.

@Dave Spector Let's say for example this is a Subject-to deal where the seller's name stays on the existing mortgage, you acquire it from the wholesaler who found the deal and pay his assignment fee, you're just making payments to the existing loan and net expenses using rental income, and the title of the property transfers over. Curious on how the exit strategy for a 7-10 year term deal would work when the seller's name is still on the existing loan?

@Dave Spector Thanks for letting me know that Dave, what if it's in a recession or down-cycle and you need the lending terms to be for 7-10 years?

Hey guys quick investor question, how would a private lending deal work if you're a long-term buy-n-hold investor that's trying to use private lenders to acquire a deal from a wholesaler who tied the contract up from the seller using creative?

What would the private lender type be, and what would the exit strategy be if you want to hold this property long-term?

What are the top 5 zip codes in Columbus, OH with the highest rental cash flow, lowest turnover/vacancies, lowest crime rates, great schools, and great employers for residential 2-4 unit single-family home neighborhoods? Class A neighborhoods.

Question about the high variable property tax rates that "resets" every year in Texas. My strategy is long-term buy-n-hold for SFHs. Investors in Texas have been passing this variable property tax increases on to tenants for the past years. If rent growth will be flat for 5-8 years, curious to know how other investors here are addressing this?

What should your expense reserves be on a monthly basis for maintenance, vacancy/turns, and capex for residential 2-4 SFHs?

Do wholesalers only find distressed assets that are in bad shape and needs rehab, or can wholesalers find and do off-market Class A properties as well? What about creative financing deals? Thanks.
