I have a two flat unit in Chicago in need of a total gut and rehab. Main level is commercial space and top floor can possibly be two units. There is a basement but I am not sure if it meets code for being occupiable.  Do you all have any recommendations on a GC that can handle full rehabs? Any info would be greatly appreciated. Looking to start project within next 60 days.

@David Hunter @Jeff Valentino Thanks for the advice. I like the free home seller's guide idea. I am also a new agent hoping to use being a realtor as a way to save capital for RE investing. 

@Account Closed congrats on becoming an agent and good luck. From what I have been reading as long as we work and market hard we should be successful in this industry. A little friendly competition...lets see who gets their first closing first.

As a new agent, I am in the process of setting up my operation. I am treating being an agent as a business instead of a job/career. I was wondering if any agents out there would like to share any tips or best practices that help out with day to day operations (such as CRM software, fax or call services, listing management tools, how to start lead generation). Any suggestions would be greatly appreciated.

Hey Dylan and welcome to BP.

Honestly I am new too but from reading your post I recommend you listen to the BP podcasts. either start with the first or start with the latest and just listen to them all. You will pick up so much knowledge about wholesaling and many other niches. after that the forums are definitely a great place to connect with people.

Great rehab, what type of neighborhood is that in? Much respect for having the vision and balls to pursue those types of properties. Usually when people see boarded up homes they either run or want to tear it down and build new (depending on the neighborhood)

Great deal, with great risk comes great reward. Love hearing good stories come out of under 100k deals in Atlanta. They seem very hard to find in the present market.

Thank you @Austin Stack i have checked out a couple of groups on meetup.com, I will definitely check them out. @Greg Byers I checked out the website for the GAREIA. it looks like the new investor meetup is the 2nd tuesday of every month. I plan on attending next month. Ill make sure to post about my experience. Thank you both for the response
