@David Tropea my portfolio is only at 1 school (University of South Carolina) but the likely answer is yes. Especially for larger state schools w/ big enrollments.

FWIW I wouldn't work with a PM unless they specialized in student rentals. It's a lot different than managing/leasing market rate housing.

@Jewel B. I tried furnishing a few times in 2019. It was disaster.

Way too much work for limited upside. Kids are pretty picky about what kind of stuff they want. Plus trying to figure out and/or deal w/ damage on furniture is a nightmare.

@Michael Plante my tenants pay monthly (although I have heard of others in various markets charging by the semester or year)

@Gilda VanderHeyden I've got loans w/ 12-13 banks in Columbia, but I think most (if not all) are sensitive to where the borrower lives. They don't love lending to ppl outside of their footprint, which is mostly in South Carolina. 


DM some more info on you/the property (DSCR / occupancy/ LTV specifically) and I'll try and point you in the right direction.
