What I'd do first.

1. call the County tax assessor 

2. tell them the asking price 

3. Ask "What would my taxes be if I paid this?"

South Carolina property taxes are brutal. Reassessment could make this an instant no. I got blindsided by this in 2006-2007 and I still remember it!

All:

I'm based out of Columbia, SC but looking for a referral in Charleston.  

A friend is looking to buy STR condo downtown on the peninsula. Hoping to connect him w/ an agent and/or operator that specializes in STR in CHS. He is qualified buyer & already has a place on Kiawah.

(I realize the Short Term Rental Overlay is highly restrictive & want to connect him w/ somebody who knows laws/regs well)

That's exactly how I got started in 2005.

Bought a house in Shandon & rented out the 2 rooms to friends in grad school. I lived for free.

If you go this route & want to target students, I'd recommend 29205 & 29201 zip codes.

 Steve, some version of this would probably work.

1. Go to the Facebook Off-Campus housing page for your Univ (most schools have this)

2. Look for listings that are in similar locations/conditions of your subject property

3. If you can't glean enough info this way, find a Landlord that posts on there & ask if they feel like your pricing estimate is accurate 

(if you ask humbly and in a nice way, most ppl in real estate are pretty helpful)
