All above are solid ,if you’re looking at wholesale deals ,you need to be on Parrot properties ,Mainstay properties,Bob Hinrichs e-mail lists also .All good people ,most close on their own deals ,so at least you know you own the property if you buy from these guys .You still need to do your own DD ,no excuse for not doing that.

Flat roofs are very expensive !!

15 -20 years is getting up there but not the end of the world .

If I was you you could use a product like tropi cool by Henry or similar , follow the instructions ,cost you $3k plus /minus ,

It would probably keep you going 5-10years , you’ll be in a lot better place then . 

I’m not a roofer just a keep it going type

I meant west of CP towards Twin Aire

This is a great little area ,it’s got a lot going for it as mentioned above plus they have started work on the $500 million judicial Centre ,a little east of here towards twin aire and if you’re feeling brave and have good risk tolerance and cash you could look at streets north and south of English near Twin Aire .

Good potential there ,it will take time though

Some other things to consider ,is there electric to garage ,is it above or below ground (code )

I suspect you’ll have to run water out there ,then dump it ,how are you going to do that $$

Then water heater ,plumbing ,furnace,meter it separately for gas ? Are you going to have to run gas out there?

You can probably go all electric,that’s fine ,New meter ?gets spends quick ,

This better be a A or strong B area
