 It has changed as higher interest rates now have negative impact. When you could borrower at 4% and buy at a 6% cap thats great, when you now buy at a 6% cap but leverage is 8% thats bad

I would like to simplify my letter writing campaigns and looking for either of the following:

1) A good mail merge and letter sending service

2) a similar thing that can send out in a specific area to everyone.

So I am about to get my license but not to be a realtor but to have the knowledge, data, ability to see properties without a go-between, etc. I do want to brand myself and have a blog etc where I share my insights and I heard there are some things a realtor can't do but it's unclear. Can I recommend neighborhoods, in general but not to a specific client? What stuff is not allowed? I just want to share insights and generic thoughts and maybe offer city tours, free, to show people around.
