Hello hello @Allen Berrebbi!  If you are a fan of Perioa Illinois you should connect with @Brad Stegall he's a big investor in the area and has a large meetup there.

I say invest for your Grandson!  You can probably also teach him about real estate which would be invaluable.

I will and thank you so much!

I was hoping to hear from the host who invested there and why but nothing yet.

Jasper is a pretty small town from what I see. You'd be better off of in Little Rock. I actually work with a great team in LR that offers turnkey and new construction. And the rental market is pretty stable. But Arkansas has really good landlord laws, so it has that going for it.

 I’d love some information.

Its a long term low cost play for me. Buying for my grandson. The other areas you mentioned are too high for this particular need

I have personally owned and managed a multifamily property in Illinois and after selling it I said I would never invest in that state again. I had constant issues with the local government and the taxes were absurd. But that's just my two cents.

That is my concern too. Prices are great but the government is worrisome.

So I used to work for a basketball tournament that played in Washington IL every year and so I often visited that town plus Peoria. I have always been fascinated with Peoria, though I’m not sure how investor friendly Illinois is. And now I see it mentioned here and in newsletters as an up and coming place.

I’m a huge fan of industrial neighborhoods and buildings and it has a cool little district.

I have two interests.

One is a mixed use building in the core or downtown, but as a remote investor, concerned about lengthy vacancies.

The second is a long term play. A small house or duplex for my grandson, a set it and forget it type of investment. I won’t be touching the cash flow for many years, just looking for rent stability and some growth.

Any thoughts or advice?

On a recent episode of the podcast, I remember hearing one of the hosts discussing this town as a good place to invest but have not been able to find the show notes. I believe it was either Tony or Henry Washington. Anyone can give me some insights? Looking for a long term play with rent stability more than making huge cash flow.

Hi Michael, I wish I was posting on this forum sooner to reach out.  I am an investor in the Scranton area.  I currently have two triplexes near Marywood University so majority of my tenants have been students.  There are certain parts of Scranton that I have been advised not to touch since they are definitely still developing.  They are usually located South of the main city area.  Properties north of Greenridge St. are a fair play.  You will be within close proximity to the University and approximately 5 minutes driving distance from the main city area, which also includes the hospital (could be good maybe for a medium term rental if close enough for travel nurses).  Anyway, I would say vacancies do take 30 days to 45 days to fill.  Sometimes it could be sooner.  It all depends on the time of the year.  You are absolutely right though.  Appreciation takes time, but cash flow has been great.  I'd put it as Class B area for the most part.  As you mentioned though, there is opportunity.  I remain optimistic about the Amtrak line heading through the Poconos up to Scranton from New York.  Let's connect!  I am also from Long Island too.

 I am interested too.

I am having issues with baselane for over one week. The dashboard will not load, it just spins and spins. I've reached out to customer service and received little assistance. It seems quite buggy and perhaps not worth the hassle. I'll be looking into other arrangements. Thank you for the suggestion though.

I have connections with Baselane support staff. Would you like me to message them directly for you? PM if that would be helpful.
