What a great post!

I'm new to REI and also new to this board. And while I'm fascinated by it all, it is also overwhelming, the sheer amount of knowledge to master.

I have a friend who is a Mortgage broker, but has never done commercial. So my niche to start out with will be finding people needing financing (who maybe are as green as I am) and seeing if I can get the financing through one of the numerous sources my friend (and now partner) has.

My idea is that after awhile of working on people's deals from the financing end, it will all make more sense to me.

And meanwhile, while I'm learning, I'll get the loan referral fees to whet my appetite.

I live in Plano, a northern suburb of Dallas and I must say that all of the North Dallas area is booming.

Addison, another northern suburb, is growing and building like it's on fire and really all the northern suburbs are.

I do have a commercial broker I would recommend. He is a sharp guy who understands the needs of investors and how deals get done.
